I'm a renter right now because I have multiple teen children I do not want to buy a house when I have 7/8 people.

That is actually smart, as you'd just end up downsizing later!

Around here, in the Central Valley of California (which is NOTHING like the California you see on TV, unless you watched Monsters vs. Aliens then yeah, that's my town...) a run of the mill 3 bedroom 2 bath with no family room (just a living room) and a garage and yard is around $1300. A fancy 3/2 will rent up to $1600-1800. I have a 3/2.5 that is two story, over 2500 sq ft, with RV parking, formal living room and dining room, and a bonus room that could have been a fourth bedroom but was made into a loft/game room going for $1875. It's newer with fancier stuffs.

I don't know apartment prices as I don't manage those, but 1 bedrooms that are duplex like or condos are averaging in the 700-800 range, with some lower and some higher depending on amenities. I own a duplex with two one bedrooms and I get $780 per month for each and they have garages, yards, washer/dryer hookups, dining rooms, and I pay for water/sewer/garbage and landscaping.

I am by far not the most expensive area of CA, but there are also cheaper areas which are true armpits.

Think about buying. My house is 4 bedrooms 3219sq ft but I have 3 more bedrooms & bathrooms in my basement with an additional 1800sq ft. I pay 2500 a month as a mortgage. You will get the money out of the house when you sell it for sure.
