And HW heater parts take so effing long to arrive and you can't buy them from hardware stores. I have to explain to tenants all the time that, no, I can't get it any faster, no I am not installing a new water heater because the factory is taking a while to ship the part and no they don't get "free rent" for the days they were without hot water. Maybe a small credit, but you still had use of the entire house!!!

Totally understood. Just made a chart for hot bath times tonight in the house. the kids were able to go to a friends house each night. But the hubby is not so very mobile and I have been bathing him by boiling water. I ran to my bro's house a few times. Harder stuff was keeping things clean, washing dishes, laundry that requires a good hot washing on and on. I finally had pots sitting in the oven keeping warm for whatever popped up :)

Your ingenuity impresses me! I will suggest the pots of water in the oven for the future for tenants.

Oh wait, maybe I won't. One will leave the oven on all night long and it'll be a gas oven and cause a carbon monoxide issue then they'll sue me and I'll lose my license and everything I own despite having a forkton of insurance.

Shoot. That would have been a great idea for some tenants!

Living without hot water is hard. If one of our tenants has to go longer than 3 days we almost always issue some sort of credit. Most owners are ok with us doing that, but not completely free rent.
