Tell them about your irl job and say you also are self-employed at a second job. Then show them documentation for both. Don't go into too much detail. If they ask more about the online stuff say something like, "It's great. I don't have to depend on a supervisor to give me hours and I can find work anytime of day or night. This is what I average each month...(hand them the docs again or point to that figure)."

That's it. If you have a history of a certain average most decent landlords will accept that as proof enough.

Edit: I am a landlord. Personally and professionally. I don't give a crud about who people work for. I just want to see that it's: legal and reported to the government, and that they have proof of what they usually make showing me it's stable income.

really can't stress enough it is a bad idea to go into detail on what you make or how, this can be used against you in ways you do not realize. There is legislative for it to be banned in most states soon. Credit report, and financial statement should be more than enough if not there are plenty of rentals out there.
