Thank you. At least one other person knows this! I just wanted to know if this was knowledge I could assume a reasonable person would posses. A tenant's water heater just caught on fire and he's all sorts of blaming us and the water heater, but the picture he sent us shows cleaning chemicals stored all around it in a very small closet. Before I send him a sternly worded letter about never doing this again, I wanted to know if it was reasonable for me to assume he should have already known this.

I found out about this from a landlord. I wouldn't have known this unless they told me.

Do you think it is safe/ok to store cleaning products in the same cabinet as a gas water heater?

As a former underwriter who worked with risk managers and loss control/mitigation specialists, the answer is no. And as an old adage-spewing Jamaican granddaughter of my grandmother, the answer is: Prevention is better than cure.

Maybe I need to make up a sheet for all my tenants of things they should know. Like no flammable chemicals around an open flame. Change the filters in your heating and air units so they don't burn up, they work better, and they save you money. Don't use your oven to heat your home. Do not remove the smoke detectors or CO detectors. Do not tamper with them, either. Do not hire your friend to do electrical work in your home. Do not BBQ where there is a balcony 3' above your head. Do not park your car on the lawn. Do not cook meth in your garage.

I could go on, lol.

say water heater and furnace and fireplace, not open flame. they might be used to electric or them not being in an enclosed area.
