Thanks kryssyy, I did see and read that forum earlier. Specifically, when you organize your tabs, to you like to have a tab for each requester, tab for what you usually work on at times during the day, ? ....etc. Just wanting to know a little bit about each persons preferences.

I had a room mate I lived with for 3 years... never had a problem with paying rent... year 4 out of no where he figures that as long as he turns in my half of the rent, it counts as making a payment so we wont get thrown out.

He skipped town and I had to pay all the back rent in order to save my credit... then I had to move back with my parents at 29 years old. ugh

I thankfully haven't experienced that. Sounds like an ass.

Fair housing laws (Federal ones at least) apply equally to licensed and non licensed landlords. It's just the private ones don't pay attention to them.

In theory, yes. You have "flexibility" if you are just a guy with a second house that your renting out. You won't get "shopped" like you will if you have 5+ and licensed.

Makes sense for a landlord to see that you make enough to afford both rent and things like food. It's pretty established rule-of-thumb for housing in general.
